Post: How to approach private lender

I have connections with businessmen from NYC "whom are always looking to invest" (private money lenders). Does anyone have any ideas on how a rookie investor should approach them? Does anyone have any good deals that need to be funded? I'm looking to try out the BRRRR method to get my foot into the door of owning real estate. Positive advice and help is appreciated. Thank you in advanced BiggerPockets family.

@Michael Ablan @Alexander Felice thank you both for your input on the post. When you guys mention money you refer to the ability to finance a deal or do you guys mean cash? I believe that time and effort come in depending on how hungry someone is to be successful.

What do seasoned real estate investors with a good portfolio look for when partnering up with someone who is brand new and just wants to learn the business?

@Ryan Swan I figured I’ve noticed a lot of people have started to do wholesaling! I was interested that because I’m just beginning to do my research and learn more about real estate. However, my main focus is now on finding a good market to purchase good property for positive cash flow. I was looking into the east valley here in Arizona and I’m going to start to do some research in houston Texas as well! I appreciate all the insight with wholesaling though!

@Doug McVinua are the properties you manage multi unit properties or only single family rentals? Not very familiar with the market. Coming from nyc most rentals are multi family units. Not very many single family units for rent in nyc five boro area

@Wes Blackwell yes Im looking for a market to invest in. I’ve considered Mesa because my family lives in Gilbert. I live in nyc and come here about four to five times a year. Im looking to invest in single family homes to begin with. I’m not a big fan of Hoa. It seems that a lot of homes here in Arizona have hoa included in them. I probably haven’t searched well enough to say all but I have noticed a majority in Gilbert with hoa. I am very interested in learning more about the market opportunities in the valley not limited to Mesa. I am looking for good rental investment properties in areas where people are looking to rent.

@Elliott Elkhoury thank you all! This is all very good advice. I was definitely looking more towards Florida and Pennsylvania I’d have to look at their secondary and tertiary markets! I also haven’t considered the Midwest yet but I’ll research those areas as well!

@Derrick ACuff it is helpful thank you!

I was considering it to get started by ultimately my goal is to create positive cash flow through rentals.

Still trying to do my due diligence in a market I’d like to get involved in.
