Just put a clause in the agreement that every so and so month there is a rent increase, problem solve.

Economic recession come and go, tell you, there are more opportunities during recession than not.

If the economy crash so be it, for now continue making good cash flow, by then, you don't care about economic crash. I tell you, last time 2008 crash, there are more wealth created that lost, economic crash happened a natural economic cycle. When economy is bad, there are greater opportunity in real estate than in good economy. Hope this help.

I am a landlord for 11uts in NC, Charlotte, the law in NC is landlord will take care of all outside stuff and renter will take care of what is inside their units, but it is a different story when they they trash your property, make sure in your rental agreement you cover the whole gammot of what your renter's responsibility and landlord responsibility. Lastly, know your State Renta law. Hope this help. And good luck.

Be careful there are people who rent the rest of their life, I call them "professional renters" and they know how to go around, make sure your agreement is straight forward,firm but just, because they will sense if you are a real deal landlord, I am a landlord for 11 long yrs. Hope this help.

@Seung Oh, I love in NC, been a REI for ten years, very tight also here in Charlotte, if I were you, keep saving and wait for the next cycle of the economy, been landlord for ten years and there are not much property to buy here. Wait and keep saving for the next cycle, and hone your skill along the way. Right time will come.
