You are into the right direction, but 1500 honestly is a very difficult sum to start on real estate, save more and while doing that read books and attend group meetings that will enhance your insight into real estate investment, I am a landlord for 15 yrs.

What the heck bro, make it straight, rent per month is so and so,. Don't make it complicated. If you play with your tenants they will play with you. Hope this help.

Hope you are telling the whole story here, you have the broker, the closing attorney and mortgage/ lender to ask these documents before and during closing. I hate myself when this things happen because there are landlord who are not honest, and talking advantage of fellow landlord. Hope this help

You should have all rental agreement given to you and all sec dep as part of your closing agreement. Your closing lawyer should know this. As to ask another sec dep to your tenant Bec the previous owner did not turn over all of it to you, you are looking for a trouble with your tenants. Hope this help, landlord for 11 yrs.

I understand your point Don, my point is cash or non cash you need to get TI for your protection. Protection is the key here.
