If your property is located in the city of Detroit you can transfer the water to the tenant all you need to do is setup your account as a landlord account and you need to deposit $150, then once a new tenant comes in you tell the tenant to sign up as a new customer with the city and the water will be billed to their name and SSN. 

I would agree, as an American I can’t go to other countries and buy property unless I go through a process of theirs to be able to purchase or some you cannot purchase at all

Depending on the coverage of the committee affects how the application is viewed. As for paying fees and security deposits I’ve never had an issue. But every situation and application is different.

That’s good and hopefully it works out, it also depends on price as well. I know you tend to go a little all out on your properties and sometimes S8 wouldn’t work. It’s really a box that needs to be followed but secured income is a good factor when you have the opportunity.

Hello everyone, I’ve been receiving overwhelming feedback on section 8 information I would like to inform anyone interested in the Detroit market that I can manage your property and place section 8 tenants paying fair market rent. I have communication with various housing committees and there is a shortage for section 8 voucher holders. With this being such a high demand I’m seeking to take over properties of investors that are willing to place section 8 tenants while in return I will manage the property and inspections that come with this type of client. If anyone is interested to hear more information message me I’ll be more than happy to assist!

Hey Carlos, Oakland county is one of the wealthiest counties in the US. There is a lot of money in Oakland there is also a lot of areas that are high crime and lower class RE, like Pontiac if you seen the latest podcast they interviewed an investor that invests in Pontiac. That city is like a mini Detroit but in Oakland. But to answer your questions jobs, schools and a lot of new building developments in Oakland makes it idea for home buyers to be buying in this county. I think most of BP and the hosts of the podcast do not understand the tri county and consider Wayne and Detroit a disaster to invest in because of one thing the automaker industry has gone away. But in fact the city of Detroit is so large in area and by the time the riots were done Detroit lost half of its population and that population moved out of state and most moved north to the suburbs and into the counties of Macomb and Oakland. If you search these counties you’ll find the majority of the homes are all built in the 60’s and 70’s. I have properties in all counties and there is goods and bads in all 3 but overall, if your looking for cash flow with turnover Wayne is the one, Macomb is a mix and Oakland you will probably find more class A and B neighborhoods.

Hello BPers,

I have a great deal for anyone interested in to entering the Detroit market and into the section 8 rental sector.

I have 36 properties all brick homes 

28 Rented

8 Vacant

MANY Section 8 and are in very good condition.

Want to get 1 or 2 percent rule deals? This is it!

BTW this is not Cali or Florida these properties will not appreciate but for sure cashflow!

Also, to avoid high turn over as an avid investor in the D, I would recommend leasing these properties to qualified section 8 candidates.
