Post: 1st call to a FSBO

Hello BP community, I just got off the phone with a FSBO first time making a FSBO call. Feel it went pretty good :)... I do need some assistance to see what route I can take to help the Seller get the property of there hands and to also be able to make a profit.

Currently the property is listed at 165K. She is motivated to sell the property, since she has been trying for a year with a listing agent. She is willing to come down in price around 5-6K but mainly just wants to break even. The amount owed to the property is 160K. She is not interested in doing owner finance since she is not at the liberty to do so. (has received a few calls but have been declined) The reason for her selling the property is that her family is growing and needs more room.

In this case what would I be able to do to close fast on the property? Wholesale?

All responses are welcome of course.

Property: 3Bedrooms, 2 1/2 baths.

2685sq ft. Corner lot.

I checked county records appraised value is at 166,200

Nice numbers. Definite agree sending it the second time. I am starting very soon to send out post cards/yellow letters. If you don't mind me asking where did you acquire your mailing list?

As a return address what do others think be best to just use a PO Box?

@Paul Ewing  Thats awesome, going above any beyond.

As a future landlord I would look into personalizing a Christmas treat. Like, gift card to dinner, gas card (might seem eh, I feel it would be appreciated) Snow globe that way if they have it up and they glimpse at it he/she/they would say "I/We have a nice landlord." Could be a start or a continuation of having a good relationship with tenants.

@Ryan Billingsley  I don't own rental properties yet. Though I will be making a call on 1 that's been in the Market for a while. For me if a tenant with a pet came along. It would be on a certain basis like other in the community mentioned.

1) Spayed/neutered a definite must! ( In my childhood home out neighbor had a K9 and well not spayed so every few months she would have a liter. Owners would not care for the pups. So there you see pups running, not being fed, or dying. Till finally they took the K9 away.) that would be my reason for making that priority.

2) I would also check to see if the K9 is trained/ RR.

3) Seeing if it is a high energy K9. 

Thats what I have at the moment. But if they have a well behaved pet well I dont see why not if they are willing to pay extra cash for there companion well that at least would show they care.

Perhaps having a state out outside the property? On estimated times where its most likely to happen? HD video surveillance? Or another option could be they have this motion detectors at Harbor Frights and basically it makes a loud noise to scare of those who mean no good. That might not catch them but it sure might just keep them away from your property. 

If the water leaks are continuing. Maybe trying a pressure test in every unit? Could possible be if there are any leaks pressure would be of to your local standards.

My supervisor and co workers don't know I am in REI. At work I stick with work duties and well out of work that would be my own thing. I work at a call center I feel in a case I do have to leave for a REI reason It is more laid back as for getting days off of missing than other jobs.
