Paul Sorgi Thanks for the insight. Getting started, is there a certain criteria for a seller? Besides motivation, what are things you look for when negotiating a contract with a seller? Do they all ways have to be in need to sell or face foreclosure so to speak?

Hello BP! I just wanted to report that I am working on my first wholesale! I have found a buyer that wants to buy and hold. He gave me the information of exactly what he is looking for. 3 bedroom single family 2 bath, location Pomona, CA. He is using conventional financing. The highest limit he is willing to pay is is 250,000. Time limit, he wants to buy by the end if the year. I will really like to help this guy out and would love to hear to hear any advice on where to go from here to find a motivated seller, and contracts to use. Plus anything else I may be over looking. Nicholas Quinn when using the VA home loan more than once does the owner occupant rule still apply for the second loan you took out?

Hi, I was reading up on the VA home loan as well. I intend my first real estate investment to be a multi-family four unit complex financed with the VA home loan. The requirements for the VA home loan is that to use it to purchase a multi-family, you will have to live on the property. Not sure if you can use it again while still owning the first property. unless you sell the property, then you can use the loan again.
