I am looking for a way to send paper invoices to my tenants on a monthly basis and found www.billmytenants.com. It sounds too good to be true but I have not found any one reviewing it. They send free email invoices and charge $1 for paper invoices. They even call the tenants for free who are late on rent. Have any of you used this?

I am looking to learn the exact process of what the paperwork and who you take your contract to AFTER you put it under contract. Something either like a step-by-step process or a checklist. I already know what Sub-2 is and the benefits, the drawbacks, and how to make money using them, but I need to know what happens after you get the property under contract with a seller. I am in Texas and I have bought buy and hold properties and done wholesales, and I always went through a title company. Do I go through a title company for this as well? Thanks in advance for your help!

Yes, comps show similar properties in the same neighborhood and two blocks away sold for about $170k, except that they are all rock on the outside and this one is just siding. There was one that sold for $157 per sq foot, but I didn't use that as a comp. I placed the value at $130k since it also doesn't have a garage.

Hello, I have heard many people getting properties under contract, turning around and listing them on the MLS as-is. Can I do that in San Antonio, TX? I have a property in which the owner says is worth $130k. Wanted $100k. I had first offered $77k when they said the least they would take was $95k, so I walked away. This morning they came down to $85k. I offered $83k and still waiting for response. My plan is to buy it at most $83k and list it for $115k on MLS as-is since it is rental ready and believe the ARV is $130k.

First of all are these numbers a deal in your book? If I wanted to make it retail ready I would put in about $11k. But rental ready would be just paint and a broken window.

Lastly, how do I fight my realtor's objection of saying "well, you can't list it unless you own it", and can it be done here in San Antonio, TX. I'm not aksing only can it be done, but can it be done LEGALLY?

@Nick C. - Thanks for the insight. You're right, I'd rather build rapport with them since I know I am the one directly benefitting from making a deal. As soon as I saw your post I called the answering service removing like a ton of questions and just with the basic info. 15 minutes later the call came in and it worked great without wasting those expensive minutes!

@Stephen Nicholson - Actually, I set mine up this morning since I had dropped off a batch of mailings on Friday and I already got a call and the answering service performed. If you go to the Real Estate Investing Mastery podcast with Joe Mccall, listen to #116, Rick Ginn goes in depth about how many less hang-ups there are since tons of people don't leave voicemails. This has increased his number of deals since they get to speak to a person live. Also, you can have the answering agent present themselves as your receptionist, over-flow call center, or whatever you'd like, so the callers think that your company employee answered. 

I barely started my service so I don't speak from personal experience. I got a ton of great ideas from that podcast.

I am getting ready to send about 3,000 letters a month for the next 6 months but still work a full time job, meaning I will miss calls. So my solution is to hire an answering service. They seem to charge anywhere between $.80-1 per minute. My question is, should I have them run through all my script, thus taking up more minutes, or just collect contact/property info and I call them back? 

Also, I am thinking of going with AnswerConnect since they offered me 2 months free with freedom to change after 90 days. I wanted to find a VA that worked in the Phillipines or something, but couldn't find out if there was a way to forward my calls to them and also they be able to call back. Any thoughts? I just don't know if they'll build good rapport as I usually do. But then again, you can't possibly do everything yourself and expect to grow a business.

I'm going to be using www.yellowletters.com and have heard of others like click2mail, any preference in your end?

Do you guys use VA's from another country? I'm trying to get one but wrapping my brain on how they can answer/call sellers from the Philippines as an example. Anyone have any help for this? Can it be done?

@Ana G. - Did you end up finding a credible source for inheritance/probate lists? Anyone know a solid source for this?
