That sounds like a good plan. But, by any chance, is what he is recommending something that is common on pier and beam foundations? He's basically installing like a flashing and of course putting all that dirt back into the trench after they put the metal in there. Thanks Michael!

I don't know what happened, but for some reason I didn't get notified of these posts! 

@Michael McCartney, yes, it's pier and beam. I've called Jesus Cuellar for other previous deals but he seems to be a busy man! I'm going to try Frank. 

I sent out a guy out there from yellow pages and he said that they have to dig a 12" wide by 2 foot deep "trench" around the whole house foundation, insert an L shaped long piece of metal to prevent any water to get under there any more. Have any of you guys done this before? That'd be $3,100, plus $1,100 to re-shim the existing posts that apparently sank due to the humidity. They said the levels are very close to level. 

@Rick Pozos Thanks for the info, I'm going to contact him as well. By the way, also thanks for the reference to Rick Guerra, going to meet and have an initial conference with him on Tuesday. They seem to know you well at the office!

Anyone know a good investor-friendly foundation person in San Antonio? What about electrician? I've used several of these guys, just want to make sure I get more bids and shop around.

I am planning on getting a property which the seller would finance at a good price and good terms. I want to have the liberty to turn around and later sell it to the tenant or someone else but with a wrapped loan. I've never done it before and don't know if I'm approaching it correctly. How can I structure the contract to be able to do this?

Also, I own rental properties that are financed through an investor-friendly mortgage company. How would I be able to know if I can sell those houses with a wrapped mortgage to my current tenants who actually want to buy the house?

Any guidance and corrections will be greatly appreciated!

Oh ok. On the upper right of the address box it says as follows:

Doesn't that mean I ordered?

Hi, it's my first time that I ordered from yellowletters.com and I hope I didn't do something wrong. I just opened my mailbox and found all of the postcards in there. I thought they were going directly to the persons whom I was marketing to. Is that supposed to happen? Or did I do something wrong? I'm assuming I can go to the USPS and drop them in the bin, but don't know if they'll mail since they already got mailed once, to me. I hope it was not a mistake!

@Rick H. You're right, nothing on my message shows a benefit to the seller. Can you explain copywriting? Is that like handwriting yellow letters? Lastly, I'm going to be working for a very successful and seasoned investor soon! Good to see I'm doing something right! Thanks for your comment and help!

@Michael Quarles I like your "I'm an investor looking for a personal residence" idea. I am going to use something like that. Great advice! These a good points of view which I never would have thought of myself. Someday I'll be on the other side giving advice to newbies like me!
