You could tell her the agreement was a cash price and if you owner finance it the price would be more.

Depends on the state.  In Texas, you cannot get a title policy for a period of time and there is a redemption period.  The buyer may want a title policy and certainly would not want to buy it for more than what the redemption cost would be as he would lose money if it were redeemed.  The lender would also probably want a title policy.  There are however, various ways of dealing with those issues, depending on the situation.  Let me know if I can help.

What state are you asking about?  In Texas, the homestead exemption does not stop a tax sale but it does have a longer redemption period in which to reclaim the house.

Texas is a tax deed state and it will be difficult to wholesale a property you may buy without a title policy that is usually unavailable in Texas for at least 2 years.  Feel free to contact me if you have more questions about Texas tax sales.

Thank you for the kind words Ned.  Cortney, if you are going to a class on lax liens it is very doubtful that you will learn about tax deeds in Texas.  There are several zoom presentations on Texas every month and Texas is significantly different than any other state.  BTW, if you pay the back taxes for someone in Texas, for example, it will not jump ahead of other liens unless you are a licensed tax lien lender or jump through the hoops they do if you do 5 or less in a year. 

Yesterday was the tax sale in Texas for February and there were around 50 counties that had a sale.  There are already almost 30 that have announced a sale for March.  Let me know if I can help or if you have any questions.
