I haven't conducted a variance myself but I often hear about investors delegating that work to a specialized attorney familiar with the scope of work. Similar to what @Frank Chin was saying.

When you put it on the market, were you getting under contract then the buyer would back out after inspections?

I've never had a listing anywhere near this price range but I would begin to research the kind of people my buyer's would be, what kind of jobs they would have, where I could meet and find them.

Secondly, I would get professional photography of the property and expose the home on social media and pay for ads on instagram, facebook and anywhere else it would make sense to. Luxury real estate deserves you full attention. I would do a video walkthrough as well as host open houses and personally invite the neighbors.

This listing has the potential to kickstart your entire career into something extraordinary. Don't rush, think it through and make calculated decisions with applied faith!

As a realtor who just read everything you and everybody else had to say; my suggestion is that you list the tax exempt home at a price slightly above market value.

I say this because though the money would be nice to take some pressure off, it seems like making a little more money in a hopefully & currently less competitive neighborhood would be the icing on the cake to make it all worth the considerations.

Congrats on the momentous shift in you and your family's life! At a $300K budget there are definitely some neighborhoods in the mentioned areas that fit your budget. I'm based in the Northeast Philly so I'm more well versed in closer to Philadelphia areas. I think Philadelphia is another area worth considering. It also fits your budget & also I know some of some above 1,300 sqft, good boned, central air, yard space/drive way space having on & off market single & multifamilies in that price range.
