Zach, Welcome to the Nashville Market! There is a really good REIA (real estate investors association) in Nashville called REIN. They meet the first Monday of every month. Melissa K. I would say the most cost effective way to get the work done without doing it yourself, would be to find a local handyman. Also if the home is in a park there usually will be a lot of people with construction and remodeling experience living nearby. Just ask the manager if they might have someone in mind.

Joe Fairless Joe, I'm not going to lie, after listening to your podcast for so long I'm feeling a little bit star struck! Hahaha. Seriously though, I've learned so much from you and your guest. Thank you for that. As far as how I learned to underwrite MHPs, I Purchased books from Mobile Home Park University which I consider a necessity when buying a MHP. Also I made use of the MHPU forums anytime I had a question and people with experience in the industry were always there to help.

Im in the Air Force currently. That podcast was great, even though I'm not a wholesaler that dude was hilarious. Going forward I will be focusing mainly on mobile home parks, and currently my goal is 500 spaces spread throughout 5 or 6 parks.  Hope to be a full time investor in the next 2-5 years.

Thanks Rich! All of the parks I made offers on were listed for sale online (either loopnet, mobile home park store, & some Craigslist). I just found parks that met my criteria and made an offer that I thought was fair. In the future I plan to put together a direct mail campaign for deals.

Reggie, thanks for your response!

I started searching for and making offers on parks in January, and after making around 20 offers I finally had one accepted in March. I had some pretty specific criteria going in and one of them was seller financing with a low down payment. Which is why it took so many offers to get one to stick. After a long period of due diligence on the park we closed on the 11th of May. This first deal has definitely been a great learning experience for me, if nothing else. The most important thing I learned out of the whole is experience is that I just need to take action and learn as I go. Also try and learn from others mistakes! (saves a lot of heartache).

Hello BP,

I am a long time bigger pockets podcast listener and forum reader, but I figured there was no better time than now to get involved in the forums. After all I've learned everything I know just from reading others peoples discussions, might as well try and give back a little bit. A bit about myself, I'm 22 years old, currently active duty military will be separating in July, 2016. I'm from Nashville, Tn and will be returning there post military. I'm a mobile home park investor, and just closed on my first park in the beginning of May, 2016. Would love to hear from anyone in the MHP industry as well as any other niche. Just love talking about Real Estate.

Got it. Does anyone have any ideas or suggestions on what I should do to get around this obstacle? Maybe a partnership?
