@Cody Hilke- I agree with the feedback from many on here, however the one item I would add is the timeline you said is within 3 years. A lot can change within that time in a market. Are you more towards the later part of that 3 years you're looking to move or something sooner? That could change what might be best and what the market really looks like. @Craig Fitzsimmons- Have you asked if they'd split removing it? It's probably not ideal for either of you so splitting the costs may be helpful, however overall I agree with @Lynnette E.

@Kevin Laurion- I've signed up for some wholesaler emails to see what people are able to find and I know some people who call rentals if they're run by a mom and pop landlord. If the unit is being marketed for rent then they have vacancy it could be a great opportunity to cold call and get purchase from a tired landlord. There are plenty of ways to find deals but it all depends on what you're looking for.

@Kevin Laurion- Welcome to BP and congrats on the decision to invest! As many have said on here meetup with as many investors as possible and network. There are plenty around the cities and each have their own types of people at them. Find someone you jive with and start asking questions. There are many ways to invest in RE and tons of opinions of how to do it. Feel free to DM me if you're interested in meeting up.
