@Austin Steed- It's residential, fourplex. I did end up getting a few referrals I'm having looking into them right now, I'm hopeful I'll have something come through but am always looking for good referrals to add to my list for new needs. I'll DM you.

@Ian Tvardovskaya- Did you ever end up finding someone? I'm in the market for a good insurance agent in Columbus Ohio for a fourplex and future properties I buy out there.

@Jimmy Lieu- I was in a similar situation as you a while back and what I found worked was a portfolio lender who you can build a relationship with. They provided me financing which I was able to refi-out of once I got my 2 years experience and it was considered stable income. They essentially put me on a 5 year balloon with no pre-payment penalty. Higher fees but it was my only option at the time.

Not to mention if you have over six figures, would it be possible to purchase a house cash and finance money out of it later? It's no the best use of your money necessarily but would get you a few steps forward. I think it depends on your goals in investing and how you want to live.

@Tonye Jack- Yes I have a list of them and interviewed a bunch to understand the pros and cons. At this point we narrowed it to two that we would use and we are using one now. I think it depends on the property class you're looking at. PM me and I can share.

Property manager, we want to focus on things we enjoy and property management wouldn't be one of those things so that's built into our analysis when we buy a property.

@Tonye Jack- I closed on my first property in Columbus Ohio last month and so far so good, but can't speak for it long term yet. I did do quite a bit of research and actually narrowed it down to the top markets of Columbus, Cincinnati and Dayton (smaller town but seems like it'll get grown into by the other two. Cleveland looks good from cash flow however, they have a population decline and what seemed like not a ton of growing employers (I could be wrong this is just my unbiased out of state research so I'm sure someone will chime in here to correct me). Our plan was grow in once city and see how it goes then move to the next for some diversification, if you plan on growing in a similar fashion I think you just have to pick your FIRST market and buy a good deal, I always learn way more going through owning a property in the area I'm looking.

@Todd J Killian I would be looking for rent roll, photos of the units if available, if possible previous 12-24 months income and expenses, pro forma rents for the area so I know what it could get to, cma for the property to see what the arv would potentially be and finally what recommended work needs to be done to it, age or mechanicals, roof etc and what should be done to get to that pro forma. There is more than that but those are some items I would start with feel free to message me if you have more questions. I'd like to see that deal also :).
