Well, I must say that was a lot.  Seems to me that Facebook took your money and now you might be slightly upset...  I get it, I see a lot of individuals such as yourself who (1) Really don't know how to structure Facebook ads and (2) DO SEO, so obviously their thoughts are bias.

I ask you to do some research... real research and look at the statistics when it comes to social media and SEO marketing.

You see, Facebook is disruptive marketing which means I can target people based on action which means they are QUALITY when they become a lead.  SEO requires people to go looking for you, and you know what happens when they search your keywords?  They also see your competition.  

Facebook is about brand awareness and authority within your market and demographic.  Once you understand the psychology behind structuring a proper Facebook ads, you'll notice why Facebook is ahead of other marketing platforms. 

You many not be spending money with SEO but you are spending time... something which is much more important.  That time can be spent on another few deals.

I'll save you more reading and encourage you to look at the data and stats.  Facebook out performs SEO just about every time.  And as for YouTube... well if you're not on YouTube, you'll soon find yourself chasing the competition.

Ohh, and for the record 40 leads truly isn't impressive.  We are pushing 60 - 110 leads a month to our clients consistently.

Facebook isn't powerful only because of the amount of people who migrate to it and spend countless hours using the platform but also its ability to target and narrow down into YOUR ideal audience.  

I have clients who are RE investors and I also educate other investors on how to utilize Facebooks true power... the reaction I get is jaw dropping each and every time.

If FB ads are coupled correctly with SEO, the opportunities are endless - seen it first hand.

Social media marketing is only as good as the person who is actually creating the advertising.  

You are a RE investor, you do that well I'm sure.  I for one don't flip properties, because it's not my 5%.  My 5% is running ads that make people stop, feel some type of way and take the action I want them to take.

Why not have multiple fountains of youth you can benefit from?

I'm just curious, for those of you who are Real Estate agents/Brokers or property flippers that are buying/selling, are you utilizing social media (Facebook & Instagram) as a marketing tool? Either yes or no, I'd like to know why and how its been working for you...

@Andrew LeBaron I'm glad to see Facebook is being utilized by your company.  

You mentioned virtual assistants... does that mean you're not using a marketing agency to generate you/your company leads?  Are they running paid ads on Facebook/Instagram or are they mainly brand awareness and content creation?

Hey @Ivan Vargas.   These are good questions you bring up and honestly I'm happy that you are going to incorporate social media into your marketing strategy.  

Regardless of the business, everyone should be using paid ads to grow their business.  Organic growth isn't what it used to be as you only reach about 2% of your total follows and this number is going to drop even more in the near future.   

I used FB paid ads to get myself new leads/clients and to also get my clients new leads, not to mention they are all quality leads due to the targeting abilities.

As an individual who's business is based around social media marketing, I would say it is a MUST for anyone, in any industry to interact with their ideal audience to remain relevant.  People appreciate free insight on tops, especially when it comes to their property.  This is how you can build your know, like and trust factor with your community.  

I could sit here all day long and type out many reasons why should be on Facebook and Instagram but I'll save you the reading--as Nike says... just do it!

@Marc Winter This is an interesting outlook on it for sure...  The size of the market might be something to consider when marketing.  

Have you used social media marketing such as Facebook to test how well it works within your area?  Im also curious, what type of marketing are you doing in your area (ie: flyers, door hangers, pens, calendars, magnets) to create a presence?

As a marketer, I have Facebook had done my clients wonders, both short terms and long term.
