Thanks for the reply. Is there a reliable source that rates neighborhoods.

Yeah you'll get military continuously through there for sure. Also, being a military investor myself, it is relatively recession resistant as well.

Exactly what i was going for?

That's a relatively sketch area, I'd call it a D neighborhood. However, you'll probably keep it occupied most of the time.

Thanks for the response - although it sketchy im hoping to add slight curb appeal to attract lower enlisted due to its proximity to the base - it has a pretty modern inside

Just looking for any advise, tips or opinions on this area.

Post: Very first everything. Duplex build in Glendale AZ

My name is Armani and I’m looking to start my first real estate investment. I am government IT contractor that has been stuck in a desert sand castle in the Middle East for about 2 years now. I’ve been saving every penny and investing heavily in crypto currency. I’ve established a decent saving with my investments and I’m looking to take them to the next level. I have and idea of building a shipping container duplex in Glendale AZ. Something I might need to mention before hand is that I’ve never stepped foot in AZ. I’m looking for an investor friendly real estate agent familiar with duplex and procurement of land in the Glendale area. Like most, much of my research comes from google searches but I would like some feedback from actual locals that would help with specifying an area that a duplex would optimal in. I’m looking to buy the lot cash under 80 ,000 give or take. I will be financing the build. The lot would need to be R2 zoning and between .25 - .50 of an acre. As for the build I already have company in mind who specialize in container homes,3 Leaf Homes. Any help is much appreciated. I put some specifics out there because I am a serious investor and I understand the value of time.
Plane and simple if you allow cigarette smoke in house then mj smoke is exactly the same. But the rules shld be the same no for each substance
My background is it and trading with options and forex so I'm familiar with finance terminology. Rental experience -NONE. How ever I've self taught myself a lot and I will be reading about all of what you Listed above. I'm familiar with the area to an extent. But I'm glad you mentioned these things because I knew there was more for me to be aware about
I would like to buy (foreclosure ideally). Im looking in Md Nj va and ny. I would like to rent to either hud or college students depending on the area. I know the maximum I'm willing to spend and I'm okay with possibly doing some rehab. I've just started looking more aggressively. With that being said I would just like to hear some opinions or advice from experience rental property owners. Thanks again for any advice. HIGHLY APPRECIATED.

Does it seem reasonable to use a hard money lender on a property that you will rent out.
