Very first everything. Duplex build in Glendale AZ

My name is Armani and I’m looking to start my first real estate investment. I am government IT contractor that has been stuck in a desert sand castle in the Middle East for about 2 years now. I’ve been saving every penny and investing heavily in crypto currency. I’ve established a decent saving with my investments and I’m looking to take them to the next level. I have and idea of building a shipping container duplex in Glendale AZ. Something I might need to mention before hand is that I’ve never stepped foot in AZ. I’m looking for an investor friendly real estate agent familiar with duplex and procurement of land in the Glendale area. Like most, much of my research comes from google searches but I would like some feedback from actual locals that would help with specifying an area that a duplex would optimal in. I’m looking to buy the lot cash under 80 ,000 give or take. I will be financing the build. The lot would need to be R2 zoning and between .25 - .50 of an acre. As for the build I already have company in mind who specialize in container homes,3 Leaf Homes. Any help is much appreciated. I put some specifics out there because I am a serious investor and I understand the value of time.
