yea I heard about simultaneous closing which is a little different then double closing. I also heard using a transactional lending.

I am facing issues's wholesaling a property (brick bungalow) I have under contract in the Chatham area of Chicago

It seems as though the buyer back out at the last minute before for the deal closing.

Is a hard money lender the only option to purchase the property to extend my time for finding a cash buyer?
