I’m not a mortgage professional and I won’t give you any advice about paying down your loan, but if you do choose to go that route, I think you can recast your loan. Your interest rate and time left on the loan will stay the same, but your payment will go down.

@Jordan Mangano I own a RV park for low income tenants - 16 pads. What we did was to start rent higher for new tenants, then gradually let the old tenants catch up. For those that didn’t have deposits, we chose not to get one, but absolutely require it for new tenants. Eventually, we got all rents to be the same, but didn’t push the deposit issue. Hopefully this helps.

@Ned J. Def understand what you are saying, but with free speech, you have to take the bad with the good. If someone does say something false, I would hope you can either respond or hopefully others give their experience. It’s sad that people will lie, but you can’t police everything.

@Mark F. As a LP, I want to know what is going on, so I applaud this. I don’t understand what happened to free speech. I didn’t see anything wrong with the post in question - just someone’s experience. I think any bad actors should absolutely be shamed and prevented from scamming people (not saying this happened here since we don’t know all sides). Thank you Scott for making this post!

@Chris John I have never invested with this sponsor, but this “retraction” is really shameful. I love point 3 in the fact that the OP wasn’t getting any communication and that’s why he posted. Is talking about your own experience now illegal? I’d like to know other people’s experiences so I don’t make the same mistake.

@Carl Mcknight I have also invested with them. Many of their properties are in trouble. I’m not optimistic about the prospects as I’m getting many requests for additional money. I’ve had one “investment” go completely bust with them so far.

@Carlos Ptriawan way to be condescending here. This place should be about educating someone as to why this person is a scam and not mocking them for not recognizing. I hope you aren’t a teacher, mocking kids because they don’t have a job or something like that. Just say it seems like a scam and move on.

@Ronda R. I have 15 and around 8 of my tenants use it. I started using them around 2 years ago so I don’t know if they would still work with me today if I didn’t have residents with policies. I have made a few claims, so it’s definitely been helpful to have the higher limits.

I have seen more residents get denied - I don’t know why but I can’t imagine it’s good.

@Ronda R. I understand how they are supposed to make money but when you take in $15/month and have to pay out $1,000 in claims, the economics seem off to me. Given they want to cater to lower income tenants, I would be interested in their collection rates, which I bet aren’t great.
