@Joshua Ferrari we will look into Royal and Title 1, thanks for the info! And thanks for the advice about general contractors, we will steer clear.  We just need to get all the trash out of the property/yard, replace a window, and replace a panel on the AC (not sure at this point if that's an easy handyman thing or needs an HVAC guy). A handyman/subcontractor(s) is definitely more what we're looking for, rather than a contractor that wants to rehab the whole house.

We bought our first cheap investment house in Mobile with a tenant in place. That tenant left and we failed a section 8 exam. Now we are having a very hard time getting the property managers to do anything (months to rekey and bid for repairs). When we finally did get the bid it was for the same price we paid for the house and included a lot of cosmetic repairs. When we informed him we just wanted to fix the things needed to get it section 8 ready he said he wasn't interested in not "doing it right." 

Does anyone know a good property management company in Mobile? A good contractor? 

Any advice? 

We are out of state.

Help.

@Jacob D. I've been looking in Mobile, but haven't pulled the trigger yet. I have spoken to a couple of people from Jason Will Real Estate, and haven't been overly impressed. However, they did point me to Irby LLC, which is a wholesale group. I signed up for their email list and get the houses sent to my email. Might be a place to start!

@Brian Nordman some condo projects are not FHA eligible because the homeowners associations are not approved by FHA, for one reason or another (usually condition of the properties, something within the HOA paperwork that HUD doesn't like, or certain percentages owner vs. renter occupied). That's probably why you are seeing that. Unfortunately, there is no way around that...underwriters will kill your loan immediately if the condo project is not FHA approved (if you are getting an FHA loan).

Michael, it's good to know that the rent growth is stronger than I thought...but you're right, the bigger problem may be finding a place to purchase in the first place!

 And you're right Christopher, most of the units I've seen are definitely not places I would want to live myself!
