I live in Beaumont but I am looking to invest in the Houston market.  I am looking to invest in single family home rentals in the $150k price range.   What areas would you suggest I look?  Any suggestions or advice would be appreciated.

Which is a wiser product for funds for a down payment? Equity loan or line of credit. I have a LTV of 65% in my primary residence.

I have a potential tenant who travels a lot for work.  She says all her leases have been a "corporate lease" in that her company pays for the rent so they sign the lease.  How would I go about screening this applicant?  Who would be on the lease exactly? any advice or similar experiences would be appreciated.

How does it work if I am trying to sell my own property and a buyer approaches me but has a real estate agent??  Does the agent still get a commission??  Do I just only negotiate with the seller themselves??

If a tenant breaks their lease does that automatically forfeit their security deposit?

They have agreed to pay rent until the house is filled.

I have our single family home tenants sign a one year lease.  The lease states they are responsible for the amount owed if they leave before the end of the lease.  If a tenant breaks the lease because they are having to move for work or with some other good reason do you still hold the tenant to the lease agreement??? I know there are justifiable reasons by law to break a lease and as a landlord I have to try to get it filled asap when they leave.

I bought a few single family home rental properties this year.  They are all financed with 30 yr fixed rate loans with different interest rates of course.  I was wondering what factor should I consider on deciding which property I should apply my extra cash flow to pay off first??  Should I pay off the one with the highest interest rate or the one with the total interest paid over 30 years???
