Hi Andrew, I have been researching my options for my rollover 401K from previous employment to do real estate investment as well. I just listened to a webinar by the Entrusted Group regarding self directed 401K and obtaining properties through no recourse loans. You may want to check out their website to see if they answer some of your questions. Their webinar was very informative. Typical investment company like Fidelity, Charles Schwab will not handle self directed 401K. You will need to find specific custodians. I am still deciding on who I would like to go with. 1031 exchange is definitely a different subject, and it's for exchanging like kind investment properties.

Hi JD,

Depends on the ceiling SF and height of the ceiling.  I spent $4,000 to remove the popcorn ceiling and refinish to a knock down finish on a 1,800 SF home quite a few years back.  The living room is a 2-story high space which required a scaffold.  

Check with your realtor to see if they have any contractors they work with who can help you out.  They probably have good working relationship and will respond quicker.

Hi Robert, Welcome to BP. This site is definitely a great resource. Glad I looked into it prior to signing up for the Fortune Builder Mastery Program, reconfirming my decision not to sign up. Networking at the local meet up groups has been awesome and great learning opportunities. Learning a lot from the local investors. Check them out. I have been working with Wells Fargo to set up a HELOC on my rental property in CA. The appraised value comes 15% under from what Zillow, Trulia and Redfin say. The 3 websites estimates are very comparable. I have requested a copy of the appraisal report. Any suggestion how I could dispute the appraised value and is it worth a try?
My open house for 2 hours went well. Got 4 applicants, and got a 5th one after the open house as a back up in case things fall through. The lease is signed and deposit transferred to my bank after 2 days. I was a little selective and rented to a couple who actually did not want to move till end of Aug. They saw the competition and split the difference. So I ended up with a month down time. If I were more pressing to rent it out, I could have started rent this Thur. Maybe I can refer these perspective tenants to you?!

I have my property, which is also in San Jose, posted on Craigslist and internally on my company's ad postings.  I have a lot of inquiries and I am asking all of them to show up at my open house.  I did not advertise until my tenant has moved out and the place is clean enough to take pictures for advertising.  

I am overlapping my contractor repainting the place with the open house to shorten the vacancy time.  

How big is your place and how much are you looking for?  I researched my zip code and survey the asking rent.  I am pricing my condo below the large apartment complex but above the ones that are dated.  We will see how it goes this weekend.
