Hi Azita,

Sorry to hear about this unfortunate situation. I was in communication about a year ago with a lady in California who bought in Milwaukee and she had the same issue. She was able to get an extension of a couple of day to arrange her our demolition contractor. I believe it was between $5-7k. There was a hold up on the demo also as the gas company had to make sure the gas was shut. 

Give the city a call to get an extension. They can be a pain, but they would have to understand your situation being out of state.

Hi Kim,

I know how you feel as I was nervous as well when I started wholesaling in Milwaukee. I live in New Jersey. You will build rapport similar as you would in person. Be just as nice on the phone as you would in person. There are many different resources that you can find online that talks about phone handling skills for virtual wholesalers.   Also, you would just tell the seller your partner will be stopping look at the property and taking a few pictures. You could also have you person on the ground get the contract signed or you could have the seller signed digitally.    

Your profit split is whatever you fell comfortable with. Most of my deals there have be 50/50, if I use a person on the ground or if I do most of the work I would just give your person on the ground a set fee that you both have agreed with ahead of time.

 Thanks Ricky, yeah virtually, it wasn't bad. Good things the house was empty. I have a deal now with tenants and it been a challenge getting both together for a walk through for my partners. 

My direct mail was targeted to absentee owners. Found the seller relaxing down in GA. Turns out she has been trying to sell for a while and couldn't. Found the buyer from my marketing. I had a lot of tire-kickers but I keep marketing and got someone serious and took action. 

Took 20% of my earning and put back in to my marketing. So defiantly rinsing and repeating.

 Hey Pat, it was low but it was a serious buyer I marketed the house for 31k sold for 27k. I'll take it. On to the next one. But, thanks!
