Post: 1st Wholesale Deal On Track To Close Tuesday

I have my first wholesale deal on track to closing on Tuesday. It was a deal I found in Milwaukee , WI. I live in New Jersey. I did a direct mail campaign and got a few calls. Most of the owners were out of state and has owned for over 10 years. I thought it was going to be difficult because as I'm out of state. Turned out easier then expected as I have a bit real estate experience and know Milwaukee pretty well as I am from there and still have contacts. 

I had a lot of showing (I booked all the appointments at the same time as it would create urgency with the buyers) and got a few offers. When it came to the investors putting their money where their mouth was they'd back out or when in to witness protection program. Most of the cases I think it was because of my assignment fee. Everything was good until they found out what I was making on the deal. The good thing was I got it sold. The investor who's current purchasing it normally bought from a realtor, property off the MLS. He says this house was cheaper and better then all the other houses he bought.

I am set to make over 5k on this first of many deals and defiantly excited about getting back in the game. 

I have few lead I am working on from my direct mail campaign. Just email a offer today for a owner with 3 properties and working multiple other deals. One guy is looking to retire and has over 50 house free and clear.

Hi @Bryan Nevin there is a great meetup in Garwood, NJ (NJRESN), that I think is worth the drive. There are investors from all over the state there. Defiantly a great place to network, learn and find deals. I went there last month for the first time and thought it was pretty good. The are meeting next Aug 14 at 6pm. Hope to see you there.

Hey Joe, thanks. I pick Milwaukee because that is where I'm from. My entire family still live there. I know the area pretty well and the houses are pretty cheap. My strategy in Milwaukee will be buy, fix, hold and have it managed by property management. Lived here in NJ 13 years I know this area really well. With the property prices and the taxes it make it kind of tough.

Hello All,

I have been a member here for about a month. I have been reading a lot of posts and listenig to the AWESOME Podcsts!! Seeing what is going on in the real estate industry.

Just a bit about my self. I started in real estate in 2003. I purchased my first 3 multifamily units. Hug mistake.. I listen to the person I bought from and believed everything he said without doing my own research. (I was young and wanted in) So I bought in a "up and coming area" HA! Nothing came up. My strategy was to buy and hold. I collected rent and made some money. One of the properties was clearing $1700 per month after expenses. That soon ended. At the time I was still in the military and was deployed oversees and some tenants didn't want to pay rent. That is when I decided to sell everything. Kicked problem tenants out started fresh and sold my problems away. I learned a lot during that process.

Decided to become a Realtor. I loved real estate and I knew my life would not be the same without it. Now I help other make smart decisions when buying real estate.

I'm in the process of getting back in to the investing side of the business and found bigger pocket. I am glad I did.

My goal is to buy fix and sale 1-2 property this year. Network with local investors in the Central New Jersey and Milwaukee Areas. Build relationships and partner on some deals.
