paying a person non licensed whom is not directly working or being supervised by any  real estate entity a fee for a name address and phone number is not illegal at all when...... they are working under with no license it only goes illegal if their supervising realtor or broker does not give them the money themselves

dog birding or whatever u call that is not illegal except when they do not have a business license

ANSWERING general questions ABOUT YOUR OWN PROPERTY with A NON LICENSED person is not illegal

DISCUSSING BUSINESS ABOUT YOUR PROPERTYAND YOUR PLANS ON MARKETING EXPECTATIONS WITH CLOSING CONTRACT TERMS AND  ,PROFITING,INSITE SELLING, STRATEGIES.. ASKING QUESTIONS AND DISCUSSING THE BUSINESS AND SO FORTH ABOUT OTHER PROPERTIES, REALTORS  WITH A NON LICENSED PERSON IS ILLEGAL...ONLY IF THE UNLICENSED DOES NOT HAVE DIRECT PERMISION AND/OR SUPERVISION FROM A LICENSED REALTOR

conducting knowledgeable  agreed up on business that directly requires any realtor  to offer deals or accepting any offer of business that is tied into the closing, price changing,( CERTAIN ONLY IF UNAPPROVED BY BROKER TERM STIPULATIONS) of a deal A profit or stragety for a closing or any negotiations or decisions of any kind with a non licensed individuaI......IS ILLEGAL

just wait for it...it might come back ..as far as the seller you were dealing with i know there are avenues you can go thru to ensure you are dealing with the rightful owner or if the contractor is being truthful

it seems like alot of ppl in real ESTATE see numbers then get naive 

i think if investors BEFORE they bought properties that require  medium to heavy managment they should definetly sort out their style of management and source

from what i reading is people are basically tired of bad tenants and other minor thing such as up keep.

but if u did a bit of footwork and got yourself some good solid tenants that are trustworthy and would treat your property nice i dont see a problem.. having a residental rent collector and your good tenants and your own contracted mainence is pretty much it..good footwork is always valuable all the time ..people need rental homes just as much as people need owned homes

hi all

i.am moving into simple property locating for investors and flippers...non licenced no thank you..i just simply want to give definet referrals through my own active footwork and networking...i prefer investors that wish to hold and utilize rental income or house flippers... i have a specific market of realtors to target

my thing is doing this out of state a difficult task to establish? how would building the trust with investors work in this way? especially with cash buyer and even the contracted wholesellers? should i do out of state referrals with bird dog companies that pay for houses? 

this is the only service i want to do even if i dont make a profit at times im fine with it this is just the challenge i want to conquer  i know everyone wants a deal and are scrambling to get one and get money ...also for the opportunity to meet great people

there is nothing wrong with buying contracted wholesale ..

but only if you have a definite end buyer that will close with u immediately..if you do find a reassign i wud think its best to have one that you know is going to immediately present it to an end buyer for sure. i would never portray to be the original owner while only holding a contract

a good way to juggle contract is to simply let the buyer know your contracted terms and the original owners contracted terms  people like honest ethical people at the end of the day...if ur contract isnt a clean quick end buyer off tops be prepared for sum extra stress šŸ˜£

and i do not just take any investor or flipper i make sur i have a property im sure they will be interested in after knowing what they want..if i cant help them i dont deal with them

you are too much into thr deal and your not a real estate agent which is very illegal

i am a property locator i specialize in wholesale contract properties for home flippers or for estate agent that want to invest with an intent to hold for rental properties

i simply use wat my investors want specifically in a contract and property  i communicate with the owner or contract holder and try my best to let them know hey this is what a potential buyer wants their contract to look like and so forth

if they agree then i step out and give them conract information to my flipper or invester and that's it i am done with the  transaction.

my investers pay me for the information of a potential property for them before they even see the property or get any information about the property..
