I have a question. If I set up a Self Directed IRA and want to lend to my own company am I able to? If I did would I be able to put a lien on the property if by some small chance the project went belly up?

There is alot of short sale opportunities in our market right now. I know it is a long and drawn out process, as an investor wouldn't it be better to refer the lead to an attorney to negotiate for you then make an offer on it?

Joel Owens No I don't think my post is irrelevant because I have not fully accomplished those tasks yet not have any documents been signed. I do understand that sellers lie, but I was wanting to get some information on the subject matter to see if that does happen. From what I have been told, on multiple offer situations a buyer can give a credit towards the seller as incentive to accept their offer.

Steve Babiak I am not sure what you meant by your comment, but I ask that if you do respond to others questions that it is in a manner that is adding some knowledge to the topic at hand. I am new and do not want to feel ridiculed by the comments or questions that I ask, even if they do seem to be obvious to those like yourself.

J Scott Generally, do lenders that do give an amount of money are to homeowners that have equity?

J Scott can you go into further detail about the bank incentives? This seller was asking what is the typical scenario for a bank that will give incentives and since this is my first one, I did not have an answer. Also, the seller informed that the bank said any proceeds the seller will receive from the sale will come from the buyer not the bank.

Hey bp. I have a question that I am unsure about. Can a homeowner get money out of a short sale? I have heard different things and am confused. A short sale I am dealing with the bank told my seller that any money they would receive would come from the buyer, so she is asking me how much money she can get. I am really confused and would like to relay accurate information and would like a very thorough answer. Thanks

Monica Breckenridge Despite my previous reply, I would look into FBFlow/ Open Road. It is seriously amazing software. You get a one month free trial. If you do try it let me know how you like it, but it sounds like exactly what you are looking for.

Sure Mike Kooser We did receive our refund on the money after extensive calling. It was a lengthy process that took a couple weeks however, my husband and I happened to meet a person at a Fortune Builders seminar that handled the situation for us. Overall, I don't believe that I would go with them again despite the problem being solved.
I would suggest you contact Hawkeye Management. They seem to be a fairly good company and told me whether we would qualify for unsecured business lines of credit without us having to fork out $3000 up front. Hawkeye only gets paid when you get a line of credit.
