I'll say this, most tenants who rent from landlords who choose to manage and maintain their own properties tend to communicate via text, email and phone calls. I agree with the above, with the fact that if a tenant calls you at any time it's probably important. Christmas or your birthday, with the exception of funerals and your own wedding, the voicemail or concern at hand should be dealt with.

I speak from experience when I say this because I've answered those calls and returned those voicemails many times on holidays. My tenants very much appreciate the attention to detail and prompt response when dealing with issues. This gives me reason to increase rents due to market fluctuations and inflation. I've never had an unhappy tenant due to my managerial performance.

Hi Bethany - Take a look at http://investedinterest.net/, its a newer software that just came out and they just released an app as well.  I'm still in the testing phase but have been really please with their platform and really inexpensive to run.
