Post: Dealing with VA foreclosure

Hi all. Can anyone help me understand what I'm missing. I had an offer accepted by the VA for a SFH. I signed the accepted amount and was waiting to get my buyers contract with their signature. In the midst of waiting the listing agent said the VA is no longer accepting hard money for deals. Can someone/ anyone tell me if this is true? They seem to have dismissed my offer. And to put topping on the cake the listing agent is really not trying to hear our concerns or give explaination due to him thinking he knows me. I have never dealt with VA and this is just my second offer being accepted. I wanted to know if I have a claim for filing a complaint as this agent has said some rather rude, vulgar things to my agent because he is mistaking me for someone else.

Hi all. I am in need of private or hard money lender to help with financing of four duplexes in Texas. I had one lead that fail through and don't want to miss this opportunity.  My offer was just accepted and will be under contract in 5 days for four duplexes (8 units) all rented with long term renters. The current rent is $5950. If anyone can help or guide me in the right direction, I'd greatly appreciate it. Thank you in advance.

Shannon,

I'm in Texas so I'm not sure if the rules are different. But I just submitted 3 offers last week on VA foreclosures and the POF letter I received from my HML was acceptable. THAT little information was listed on the MLS.

Hi everyone.  I'm a fairly new investor and I feel I have a little understanding about what I've jumped into but would love to find a mentor. I know what niche I'd like to start out with but I seem to keep running into hurdles. If there is someone that is interested in allowing me to learn from them personally please let me know. Thanks in advance.

Sorry my reply didn't post at first. What parts of Texas do you work? I'm in Killeen.

If the property is already scheduled for the auction, can you still make a deal directly with the owner?

What are the cons of tax sale auctions? I was told about them in my area and did a little research but it seems to easy. What are some things that I should know before jumping into this?

I have a property that is a great fix and hold due to the changes that were made by the builder. The house is a 4 bedroom 2 bath 2452 square feet.  I am looking for a lender to help finance this. I am looking for $125k for 3 years at 10% with a $5k down payment. Are there any lenders that may fund this?
