Looking for a Partner for Fix-and-Flip Deal (Under Contract)

I’m seeking a serious and capital-ready partner for a fix-and-flip deal I currently have under contract. Here’s what I’m offering:

• Investment Needed: $20,000–$30,000

• Partnership Details: No hands-on work required on your end—just the funds.

• Your Returns:

• 15% interest on your investment.

• A share of the profits (to be discussed as part of the partnership agreement).

• What You Get: Weekly project updates to keep you fully informed.

I’m ready to provide full project details to parties who are serious about partnering. This is an exciting opportunity for someone looking to earn passive income through real estate investing. Let’s discuss how we can build a successful partnership.

You could have stopped after "I came across this PML via Facebook." We all knew the rest. Facebook is the last place you want to find private money.

whats unfortunate is real estate professionals are still advertising to us newbies Facebook is the place to find the lender.

What’s even more unfortunate, @April Smalls, is that newbies are falling for it.

A few years ago, someone created a fake website that impersonated our company. It included a Google Voice phone number, and the scammer answered calls pretending to be me, using my real name. He asked a few people to send him money in Bitcoin. Bitcoin!!! Shockingly, some actually did.

Omg seriously . The lengths people go to scam

almost every youtube video ive seen. but I have learned my lesson.

I came across this "PML" via facebook and everything was going great until it came down to the day. I was maybe getting the property under contract. He wanted me to paypal him 750 so that he would send the 20k needed to bridge the gap in the loan.

The easiest way to spot a red flag is to start with going through a title company. hopefully you did nto give this person your social security number or other private information.

I did not. Thank god.

Jonathan, just to clarify the process: After I get seller under contract t, I then find the end buyer, and the second contract is between the agent and the end buyer. Is that correct?

If this is how it works, do I ever go through the title company like I would in a normal wholesale transaction? Or how does the title process work in this scenario?

How do contracts work in this situation? If we have our own assignable contract, how does that interact with an agent using their standard contract? I might be overthinking it, but I’m curious about how it all comes together.
