The one I had wasn't very loud. They make pumps that will work for a full bathroom in a basement. Check out Saniflo, there's a lot of videos on YouTube.

Another thing you can look at to save cost is a drain pump for your shower, that way you won't have to break into the concrete. Hide it under a raised shower basin/vanity/wall. That's what I did in my basement and it has worked well.

I would go with #2 and paint the baseboards white. Leave the baseboards in place and put white quarter round down to cover the gap.

I live and invest in the area. I haven't flipped anything in about a year though because the prices don't make sense anymore in my opinion. There's some decent deals occasionally though. Let me know if you decide to pick something up and need some recommendations on contractors, they can be hit or miss around here.

@Derek Savage Lots of good replies, I'll throw mine in the pile. I also had the goal to retire by 30 and wanted to ultimately be full time in real estate. I decided against the traditional 4 year path and went to a two year trade school for industrial automation. The school cost about 25k (35k currently) and most people come out making 70k+ a year (2x that if you go somewhere undesirable like the oil field). I paid off my school loans in a couple of months after graduation and got started buying real estate with a clean slate and good income. If you're solely looking for a way to get capital in a short amount of time to get started in real estate I think it's a great path. The only shorter route I saw at the time was sales, if you're good at it. I'm not.

I was thinking about this a couple weeks back too when I listed a rental. Can you ask what type of animals they are? I was under the impression that you could not.
