@Justin Dixon I'm assuming the bank is going to require that you are not borrowing money to come up with the down payment.  Assuming that you are going to be the only one on the loan.  Feel free to call me 

How are you buying the property?  You mentioned that your partner is funding the down payment, so I'm assuming a bank loan?

@Jerry Padilla is the due on sale clause something we need to be worried about if the note is performing? Assuming, the Deed is transferred over to a LLC after the loan is secured.
