@Paul Winka I would check the local building codes like @Jonathan R McLaughlin mentioned. In my area, to consider a room as bedroom, you need to have closet, either built-in or standalone (some Cities prefer built-in only), should have a  HVAC vent, but no water heater and no electrical panel in the room. 

I had similar situation long ago on one of my flips. House was 3/2 with 2 living rooms one of them was and open concept with the kitchen and next to the kitchen there was a small room.
Converted 2nd living room to dining area and the room next to the kitchen to a bedroom. Now the house was 4/2 When I put it on the market back the constant feedback I received was, no buyer is liking the room next to kitchen as a 4rth bedroom. Finally I made some changes put a big glass door and made it a study room and listed the house back on the market as 3/2 that's when it was sold. If it's a flip, there is not much value difference from 3 bed to 4 bed.

@Devin Duval Yes, first things first, always always do your due diligence, that way you will have your numbers right and also you will know which wholesaler's numbers make sense for you.

Like @Greg Dickerson said, let the wholesalers know your target market, and price points, they will keep sending you properties they have. If they know you buy a good number of properties a year, they will first approach you rather than shooting a bulk email to other investors. 

I found my wholesalers on BP, Facebook marketplace, Craigslist, real estate meetups and from bandit signs.

Hello everyone. 

Does anyone have a recommendation on a contractor to get SFH to sell? It doesn't need a lot of work, little bit of everything in terms of finishing touches (paint touch ups, drywall patches) and very tiny jobs (installing closet doors, trims and baseboards in some areas). It appears 95% of the work is done and now it needs that last nice and clean finish. Any help or advice is appreciated!
