It is a good post that i came across for a newbie OOS investing and all the helpful info from the exp people at BP.
I am in the same boat with one OOS property and looking to get more. I learned my lessons and experience with OOS investing with self managing, it is not that of a tough deal but needs your time and efforts. One way to learn from the scratch of land lording.
But as every one mentioned do your due diligence, educate as much as you can and set your goals first and then you can always evolve as you experience.
Few things i would say from my experience and education,
1. Get your goals set and educate as much as you can in investing
2. Find info on BP or other sources about market analysis and identify few markets
3. Get in touch with local realtors and investors
4. When you are ready, get your finances planned and start looking
5. Run your numbers, take help from your contacts at BP and pull the trigger
