Thanks for the response.

I have a friend of mine lives in Overland Park, taking his help as boots on the ground to walk thru properties and talk to realtors, local investors, contractors and PM's. He is interested too but never done this before. I want him to be my eyes and ears on the ground, learn the trade and invest if he is comfortable.

Once i narrow down on few properties, will fly down and decide. That's my thoughts as of now.

Hi,

I am a newbie to Kansas City real estate, Would love to hear from all the new and experienced investors in this area and any leads. Looking for realtors who can help a out of state investor find the right property(s).

My goal is to buy few properties in a rental stable area for a long term buy and hold C and B areas preferred as my goal is a good location and stable rentals in a working class neighborhood.

My requirements are mainly to find a BRRR model or a below/off market property and rent it for a steady form of cash flows in the range of $30k-50k(BRRR) or $50-70K (minimum fixes) with a instant equity and cashflow.

I am also a new out of state investor. Came across your post, and like the way you do your research and invest. I kind of do something similar like look at the properties, locations and recent sales and rents in that areas. Would like to know if you had any luck finding the right property and got your first investment in and around Kansas City. Any advice and suggestions greatly appreciated.

Thank you for sharing your experience. Congratulation on your purchase. Numbers looks very good. 

I am also looking to invest in KS for a couple of months now. I am newbie and learning and educating myself to have a better understanding of this REI.

I heard good things about the company you went thru, how is the experience so far through out the buy process, inspection and honoring the services they provided. Could you please pm Property inspector details, any advice in areas to look for and any other info that will help me in my pursuit.
