Hello everyone, how's it going Just asking for some quick info My sister lives in new castle co Delaware and had a home there worth well over 250 K however she's had some financial difficulties over the years and has 3 mortgages that all together total about 65/70 K I'm just wondering in anyone on here knows of lender that will be able to refinance to consolidate her loans to just one 15 year mortgage by just checking income and the equity that the property has, her credit score is the problem She just want one payment and pay off all the other small loans before they become s problem! No foreclosure or anything going on now everything is up to date payment wise, thank you in advance

Hello everyone, how's it going Just asking for some quick figures help, I'm in south jersey and looking to do my first townhouse flip, I've done a single family but this is kind of a lock on expected selling price as it's an inner unit and not much potential with exterior, so I've done some research and average selling price seems to be between $ 150 to 160 K I'm looking at a kitchen (10X10 app) and 2 full bath (nothing major 3 fixture) one half bath some flooring hard wood & tile and 3 bedroom carpet, and paint, possibly updating the hvac water heater unit (3 story single zone 1,700/1,800 sq total) I'm trying to get a rough idea before putting my offer in, and can't get anyone to take a look as every contractor I call is slammed with work, I'm thinking along $ 25 to 30 K to make this work, appreciated any suggestion or tips for help, if anyone knows a good reputable contractor in the southern New Jersey area please let me know, thank you!

Hello everyone I've recently purchased my first rental property, a townhouse and went cash in to get the best deal, I'm almost done with the renovation process, we have it listed for rent, I purchased this with a new set up llc not to use my other llc so I could keep things separate, my question is how can I get some cash back out of this to go out and buy another unit? The llc is in NJ and set up under sole owner and 3 months active. Thanks in advance

Hello everyone, I'm new to the flipping real estate business currently been doing buy and hold but have found a few properties with potential to flip and I'm looking for a rehab and renovation contractor that can do the work possibly a partner up. Or other investors who are near by that have done flips, have experience and can provide some tips or reference a contractor. Thanks in advance appreciate any help!

Hi Anthony, welcome I'm also from the south jersey area, and yes set up an llc and get insurance if doing flips. Please feel free to reach out I'm always open as I'm still learning and others have helped me and def willing to do the same! Best of luck.

Hi Jason not sure what your interest are but in my area they hold a tax delinquent sale sometimes every 3 months others times a bit longer, I guess it comes down to how much back taxes the township is owed and when they have enough they set up a tax sale, it's advertised in the town hall or you can call and ask to talk to the clerk office and they will let you know if one is upcoming. From my personal experience I tried to bid on a few that i was hoping for potential as they were homes in foreclosure process but some of the experience people there are like hawk!
