Hey, so I have a house... yet it's the oddball out of all the others. Can I use the comps from the neighbors address if I plan to fix and flip it to be comparable to all the other nice homes in the neighborhood? I'm having to add 2 bed rooms plus 1 bath maybe...

thanks for the response. have you ever had any add bedrooms and a bath? Do you think i would need to be in the 50,000 range or more like the 100,000 range in repairs ?

SO, this home is at the edge of a road, and it leads to a street full of new homes... homes behind this home AVG to about $260,000 ... The owner wants $55,000.. .. The thing is his home is the oddball around, and the homes behind have 4 bd - 3 bath or 4-4 1900-2800 sqft.. ... his home is older but its decent and the inside and kitchen wont need much work at all.. inclding floors are nice.. ..but doesn't even have central air, and is only a 2 bath, 3 bed with a 997 sq ft. ... how much would it most likely cost to build 2 bedrooms and 2 extra bathrooms..>???? is this a good deal to start with? should i move on? he's highly motivated to sell.. thanks

SO, if I have a property in mind, a seller called, and the price is $123,000... the est. equity ( via propstream) is at $56,000... is this meaning that I should minus the $56,000 from the total $123,000? and then that would be the number i work from? I am very confused about this part..... I also used dealulator.com to use the deal calculator if that helps any. PLEASE HELP, I want to be sure i'm not wasting my time with potential deals from lack of knowledge.
