Let the lousy tenant take it to court. She will take one look at the lawyer fees and just give up to take a deal that benefits you or drown in legal debt trying for a spiteful money grab from you.

Off topic, my worst fear is a tenant that just stops paying and is squatting in the unit. Its times like that you either spend the money on a lengthy eviction process or just pay the squatter to get out of your property. In both cases you lose out on the money aspect of it.

Another part I wanted to add to my little rant was we became the "invincible" generation as a millennial.

We've survived and experienced 9/11, a tanked economy, the longest war in American history, and a president Bush.

We don't like being told what to do and were slowly making our come back. Give us some time, many of us have already made the move to home ownership and we'll get there as winners and survivors.

Some great info and some of the reasons I have stayed out of the real estate ownership scene for so long as a millennial myself. (for some reason, Harvard and news outlets cant make up their mind if my age bracket falls into generation Y or the millennial, im 30 yrs old)

But I have some additional reasons as why I didn't and still haven't made the leap to home and investment ownership. 

Back in 2009, I was an active duty enlisted member of the military. Me and my battle buddies were coming home and preparing to separate from active duty after our final deployment. We all had plans to start families, businesses, college, and yes home ownership. Fast forward 6 months into 2009 and after most of the younger side of the battalion had already separated from active duty the economy takes a nose dive! Friends we graduated from high school with that didn't join the military are loosing there homes, jobs are disappearing, banks wouldn't loan money to Donald Trump.

The news was always talking about how poor the economy was, the housing bubble popped, unemployment was at a record high, etcetera... etcetera...

In my experience, I(we) became a generation molded into become one that was easily mobile (rent and move to find a better spot), cautious with our money, and tackling one thing at a time like school, a career, family, then a home.

Heavy use of commas but didn't want to drag this out. Long story short we became a generation of cautious house buyers through the rough and tumble years after 2009.

At least for me, this is how I felt and experienced the prime of my life when I could have been buying a home or investment property.

Who knows, may just end up working out a sweet deal some day! Right at the moment im just biding my time and waiting for the perfect moment to strike on the local market. lol

Kind of sounds like a real estate guru lol. Capitalizing whole words with sort of a (and that's not all folks!) feel to it lol.

Keep wondering when im going to hear the (for just a nominal fee!) hahaha.

I've stayed in apartments that had renters insurance as a policy before. I always thought that was a good idea when I rented my first place but certainly don't let me twist your decisions into making it mandatory.

You may just realize that it could chase away some possible tenants.

Im living in Missoula Montana but currently don't have any deals or current real estate. Just saving money and perfecting my credit score before I dive in.

I was planning on taking the plunge a few months ago with another BP member but the deal fell out of contract before anything could be done.

As soon as I have more time on my hands next year I may start searching for the first property to invest in as well as listen to those awesome pod casts.

Other than that welcome!
