Not to burst your bubble but all the “affordable” Multifamily buildings have been snatched up pretty quickly around missoula county. Just referring to loopnet there were 9 properties but those quickly disappeared and Missoula it self is currently at record low vacancy rates. 
your best bet would probably be new construction but seeing as that might not be an option i would reach out to some local realtors or brokers that have access to unlisted properties.

Yes the yellow stone crew was here in town filming over different locations. If you get to the season that has an outdoor prison scene look closly in the background for some guard wearing black and blue, that was me lol

Very impressive, I’ve had too many deals fall through with financing on my end. 

Convincing people to invest in real estate is something I’ve never been able to do. Bravo

If i was in your situation i would take a 50/50 position.

Practically free money from lenders and I still have money left over to impress future lenders for deals. Also have cash on hand for any catastrophic repairs or long term vacancies that might come up from current properties.

@Kendal Lamb I could give you a buyers perspective but other than that I dont think i would be much help. Hope you connected with some agents to get the practice you wanted.

@Corey Meyer I hope you can make it through these turbulent times. If i had to measure bad timing on a purchase before covid-19 this one would be up there but thats not your fault. I would assume that Montana is better at minimizing the damage that the virus has had on the rest of the country (wide open spaces and relatively small population centers). Time will tell in the next 6 or so weeks if things will start turning around.

 If its shoveled by someone that doesn't have insurance your proverbial goose is cooked. 

I wouldn’t risk it.
