So there is a vacant house down the street from where I live and from the out side it looks like it will need a lot of work it a small house with a 2 car garage detached and 2 bed 2 bath the area is nice, but the only thing is that it is in a flood zone? What is your opinion on flood zones in a nice area. Good investment or not a chance?

I’m wondering if anyone uses propstream who is in NJ and if it is any good or if there is a better software other than propstream that anyone els uses in NJ

@Nick C. Very true I should but as of now I already have a full time job as an electrician. So I don’t exactly would say I have no money I just was looking for a way to wholesale with a lil money if I need to spend I will.

@Brendon Brooks well I’m from New Jersey so I’m trying to target union county mostly looking for high equity vacant houses I still haven’t did a lot of research but on different towns and county’s but I drove by one day and so a lot of flips going on around the area I was looking at trying to get mostly distress properties and maybe some pre-foreclosure latter down the road

So I am trying to start wholesaling as a part time thing and I don't know where to start I have very lil money for marketing I am trying to look in to vacant houses, but can't find any off market or sale by owner and wen I tried once to wholesale with a real estate agent they asked for POF what I did not have. Does any one have some tips and tricks to help me out? Also if some one can mentor me to help me get my first deal that would also be very appreciated.
