Post: Flipping or renting?

So I’m trying to get into real estate I’m going to be using a hard money lender to buy my first property. Now starting out what should I do buy fix and rent or just fix and flip I eventually want to do both, but wondering what is better as starting to get into real estate. I personally think it is a good thought to fix and flip first to build up capital than work my way into buy and holds. I just want other opinions on the subject.

I’m looking for multi family properties I have tried Zillow, Trulia, and redfin, but right now there isn’t a lot of good deals in my area. I am wondering if there is any other good sites to look for multi unit properties.

Hi I am looking into getting my first property to but fix and rent out. My question is how do I get rent from my tenants I don’t want to do checks or cash. Is there any good free/cheap software to collect rent from tenants?

So I'm recently trying to get my first deal in wholesaling and I want to start with wholesaling on market properties considering they are already for sale now I remember a while back I tried contacting an agent and they wanted me to send them proof a funds of course me starting out didn't have enough money to show that I am able to buy the property and didn't know where I could get a proof of fund letter. Now does anyone have insight on where I would be able to get a POF letter. There is a property I am trying to wholesale and I would like to know where I could get one just in case the agent asks for it?

So I know you don’t need a hard money lender for wholesaling but I called up one and they told me they have a wholesaling program just for wholesaling they told me it is a one time payment of 650 and I get access to there software, contracts, proof a funds letters, and there cash buyers list, and also will give me help to check if the deal is good and go over and double check my numbers. Now what I want to know is what is your guys opinion on that? Is it worth it what you guys think?
