Wholesaling need help!!

So I am trying to start wholesaling as a part time thing and I don't know where to start I have very lil money for marketing I am trying to look in to vacant houses, but can't find any off market or sale by owner and wen I tried once to wholesale with a real estate agent they asked for POF what I did not have. Does any one have some tips and tricks to help me out? Also if some one can mentor me to help me get my first deal that would also be very appreciated.

I would also advise reaching out to other wholesalers in the area and see if you can work for them, can learn a lot with less money out of pocket and make a little bit of money while you learn the skill set
