Robert Shaw Mark Fedorov This seems like a lot lol I direct message this commercial property thinking it was a houses and the commercial property owner seems interested, and I believe I have something, but now I may back out on negotiations and seeing the property.

Can I use the same contracts for flipping houses for commercial properties in Philadelphia? Just asking because I never flipped a commercial property.

4 beds · 2 baths · 2000 Sqft 2 big garages attached to the back of the house( could rent out) The only thing about this house is, the fire damage. Its going to need a total rehab. He wants 75,000 I told him 70,000 the arv is 154,000 What you guys think?

Can someone direct me to an article on how to exactly calculate rehab cost to fix up a property? I think I blew it on a good deal today on a house that had fire damage and I believe it need a total rehab, but I was stuck not knowing how much stuff cost.

So tomorrow is the first day I'm going to look at properties and negotiate a price with the sellers. 1st property: I talked to the first guy, he told me he did some remodeling to his property and, "to him" the property looks good. Now, I only seen the front of the property, it looks ok. But what should my mind frame be going into this tomorrow?
