Total rehab after fire damage could be "put up all new drywall" or it could be "reinforce parts of the house that got burned and get it re-permitted, oh, and the roof is shot". You're going to have to provide more info than that if you want any opinions. Also, if you're going to rent it out, ARV is less important than if you were trying to flip it.

Based off of this little bit of information, and the fire damage, I would pass. We need more information to help out...

Tough question. Total rehab or total gut big difference. Fire damage is tough and could be a lot work also depends on what finishes you need to get an ARV of 154K. If it's granite and accent tile finishes that seems like it would be pretty tough to do.

4 beds · 2 baths · 2000 Sqft 2 big garages attached to the back of the house( could rent out) The only thing about this house is, the fire damage. Its going to need a total rehab. He wants 75,000 I told him 70,000 the arv is 154,000 What you guys think?
