How should I handle this?

So tomorrow is the first day I'm going to look at properties and negotiate a price with the sellers. 1st property: I talked to the first guy, he told me he did some remodeling to his property and, "to him" the property looks good. Now, I only seen the front of the property, it looks ok. But what should my mind frame be going into this tomorrow?

When you look at a property, you need to read them. find their pain, make it a little worse and them offer them a pill. 

I personally never make just one offer. I do multiple. Think of it like this. If you were asking a girl out on a date, which sounds better. 

1. Do you want to go out on Friday?

2. Of Friday, do you want to see a play or go to a movie?

#2 is not a yes or no question, it is an assumptive, either/or close. 

So when offering on a house, consider offering

1. all cash (low amount of course)

2. all terms and give asking price. 

3. A combo of a little cash and a little terms.

I would need to know the actual deal to help with the structure. 

Do NOT insult the sellers work. allign yourself with them and get them on the same page with you. 

Ok, I am rambling. Too much to tell in a short post, LOL!
