I invest into a 403b and 457 plan. I live my life with whatever is remaining. I like dividend yielding stocks as I build up the funds for a real estate purchase. Make the money work.

Currently paying attention to how the moratorium on evictions which finally ended in NY will impact supply in the next 3-6 months, along with rates. 

In addition to the strategy mentioned about 25% after hiring a property manager, you can also get the house appraised or get a CMA from a trusted realtor and see if any of the siblings would like to be bought out of their position. Some may need the money now and not want to deal with the rental hurdles and opportunities. This move could open you up to having 2 owners and one passive where a 70/30 split for example could be worked out where the difference is the compensation for the active sibling overseeing/managing the property. Or, you can simply sell it while the sole owner is alive which makes the transition smoother. Hope this sparks some more ideas, best of luck

-I try to keep my expenses consistent, while simultaneously increasing my income (extra work, smarter investments, strategic leveraging via RE)

-I try to systematize all my expenses and use my credit card whenever possible to accumulate as many of the perks as possible, while paying off the credit cards quickly to avoid fees

-I try to leverage my work whereby its enjoyable and productive, example yankee games to celebrate closings or networking events with top notch food or scenery

Well, 1 goal achieved which was joining this forum. Here are some of my other goals:

-sell 15 Million in sales volume (Real Estate Sales)

-send and/or receive 5 referral clients from other states

-increase my youtube channel to 1k subscribers: https://www.youtube.com/c/AnthonyNunez

-Flip my current home which was at one point going to be a BRRRR but appreciated well enough where I can use the funds to buy another BRRRR and another investment home

-Buy a 3-4 family investment home

-hire 3 more members to my team by Aug 1

In addition to some of the suggestions mentioned, I would also research if the building has any violations or anything that would cause a hurdle for you to have the units rented as soon as the sale is complete. 2 of the 3 units covering the mortgage is great, but are the units fairly equal in style/rental demand or is the 2 of the 3 units much bigger than the one you are not factoring in? If the 2 units pay 60% of the expenses sounds safer. Usually more units offer more safeguard in the event of a tenant not paying or a unit causing issues. If the house is being delivered with tenants ask if you can pre-screen them yourself with your own systems. All the best

I have a single family in the Bronx that I am debating converting into a multi-family. As a single family it is a 4 bedroom, 4 bath home (fully attached like many NYC homes). However, if I were to split the house into sections it could easily be a 3 bedroom over a 1 bedroom over another 1 bedroom. What do you foresee being the biggest hurdles in trying to convert? Any tips and advise welcomed. Zoning allows for multi-families.

I take a good tenant with lower market rent over market rent with a head case tenant any day. I think you raising the rent over $100 to try to catch up slowly to market rate is a sound move if it offers more peace of mind.

I tend to zone in on macro geopolitical issues ex: U.S/China economic policies, MLS data to zone in on changes in the various communities I service and Int rate information. Lastly, I keep tabs on local politics because the local deals and laws tend to impact my business the most.
