Personally, I would take guaranteed cash-flow over possible appreciation.

Scaling for me started with systems. A good CRM is a must for any client based business. Leveraging money is also key especially on the real estate investing side. FHA and ugly properties are my friend for value add and equity. Lead generation was hard early on, but now I can survive just on referrals. However, there was an opportunity lost with unknown leads. I started to expand my team to assist people whom I did not know. My team made money and I made a small percentage off of deals I was too busy to handle regardless. Having multiple sources of income keeps me calm in times where real estate industry is on edge of a "possible" turn in the market.

Always be a buyer if the numbers line up. Sell when you find an alternative place for your money with better overall returns (deal, cashflow, tax, etc).

Keep in mind when you sell the stocks you will pay taxes on the gains. Additionally, you lose any tax perks of the home. Lastly, 5% is a relatively small number considering the income you mentioned. Run it by your accountant, but your probably better off reinvesting in the businesses bringing you success.

I could see the perk from a liability standpoint, but sounds like double tax. Tax on your income and then tax on the rent you paid to your LLC.

Maybe you can get a system that can take payments in multiple ways and then send them to your preferred acct. This may be worth setting up if you are considering scaling. The easier it is for tenants to pay you rent, the quicker you should get your money.

Yup, off market deals exist. Many agents often know whats coming several weeks or months before they hit the market. Keep in mind its to the agents advantage to list because they can potentially gain a few more clients at open houses.
