I have a Section 8 tenant who moved in his girlfriend and her son without due notice.  My basement is FULL of her stuff and the neighbors are complaining about the loud music nearly every night at 2 AM.  I have a strong feeling she was evicted from her last residence.

How have some of my landlord comrades managed this?  

I'm leaning towards initiating the eviction process.

I am trying to decide whether or not to use the services of a Private Money Lender.  I'm being cautious because fraud is rampant and as a buyer I always want to be aware of what I'm signing up for and getting my money into.

I won't identify the private money lender by name, but I will say he lends out of Texas and claims he's been lending for 4 years.  

My concerns: 1) He has no website, 2) His paper communications with me have no letter head, 3) At times he is slow to respond and 4) He is not on Bigger Pockets

Any suggestions on how to vet out of state private money lenders?  Does any of this signal a Red Flag for you?

What is the major difference between Flipping and Whole-Selling Investment properties?  Anyone found success doing either in the North Olmsted, Parma or Strongsville Ohio markets?
