Recapping on this post. If you are dealing with a foreclosure; simply call the bank with your client and they will guide you through the payoff method. It's very simple. I paid off the 11k in outstanding mortgage along with fees, had the purchase agreement notarized, and lawyer took care of all filings. If you have any questions regarding Sub-2; Pre Foreclosures, or anything else real estate related, feel free to reach out.

Mitch Messer I'll be calling the bank tomorrow, but the issue I could see with sub-2 is that the mortgage would still be in her name and she's already shown that she is not able to make payments, assuming risk and taking the loan in my name shows more good faith. If I'm not able to assume the loan I'll contact some bigger fish and see if they're interested in buying the property cash.

Mitch Messer no. It has 50k of built up equity. I plan on putting her in a apartment I own, take the housing price off purchase price and assume the loan then either rent and refi, or sell.

Hey Bigger pockets! I'm trying to save a veteran from foreclosure. She is 8grand behind on payments. The total amount due is 55,094.74, ARV 110k. Does anyone have experience with talking to banks to stop the process, I understand I need to threeway call with my client. I'll be doing that Monday. I am trying to assume the loan after paying off the amount owed. Any tips or things to keep in mind? The property is in TN. Thank you Anthony D. Johnson
