Robert Herrera Great insight! That kicked in trains of thought I hadn't taken into consideration! Gold! If you wouldn't mind getting more into detail offline sometime I would greatly appreciate it. That's truly providing value to the community!

Hey BiggerPockets!! Hope everyone is having a wonderful March full of blessings! To cut to the chase, without delving into the nonessential verbiage. What paperwork is needed through out an entire "Subject to" transaction, so I can better educate myself. I understand(or think I do) I will need my o Subject To Contract (if someone doesn't mind elaborating or giving advice based on their experiences)signed by an attorney. o POA to make payments on the mortgage o Authorization to release Loan information o-----release of insurance information o 1978 Lead paint release And are there any resources that you would recommend for the paperwork portion. Respectfully, Anthony D. Johnson

Hey Biggerpockets, I'll be closing on my first property in the next 30days. I haven't been able to get a copy of the current leases yet, but I have conducted inspection, and I was wondering if there is a certain process for evicting based on uncleanliness. One of the units is disgusting, tenet has a small dog that has claimed the unit as its bathroom.. does anyone have experience with similar situations?? Thank you, Anthony

Hey Biggerpockets, I'm Anthony, and am currently in search of learning experiences in the Clarksville/ Nashville area. I'm currently transitioning out of the Military and working on becoming a licensed Realtor (just passed the pre-licensing course). Also will be taking an extensive course in HVAC, Electrical, and Plumbing. Just working on my value. If anyone would be willing to help point me in the right direction, it would be greatly appreciated. My end goal is to become a full time investor. If open to sharing knowledge please DM me. Respectfully, Anthony D. Johnson

I'm currently deployed and talking to a broker is difficult, so my question is, can I refinance a VA loan to rent the property. Buy with 0down, refinance, then rent and buy another MF through another VA loan? Using an IRRRL. I'm having difficulty finding clarification online.

Appreciate the post Joshua Drummond ! I'm still in the education phase, hands tied(living in Iraq for 3more months) do you have any suggestions in regards to self education, maybe something you didn't take into account when you first started investing.
