@Kevin Sobilo thanks for the reply post! That’s an awesome idea and looks great. I have the same issue where there is an existing bedroom that is very small with no closet and the new bedroom is also on the smaller side, so that design would be ideal for me! Appreciate the feedback!

Hi everyone, I have a question regarding listing how many bedrooms for a rental property. I am adding a bedroom to a SFH and was not planning on having a closet for it. Whenever listing the property to rent, can I still list it as a bedroom without a closet?

Hey everyone, my aunt is selling me for house for me to turn into a rental property. A mentor suggested her gifting equity to me instead of just selling it for a lower price. This way I’ll immediately have equity as well as a lower down payment. From what I’ve read, if it’s under $15,000 nothing needs to be filed on taxes or anything. Has anyone done this before and have further insight? Is there any cons for the seller? Anything helps!

Thanks @Jeremy Taggart for all the useful info! I was struggling to find comparable rentals in the area, but I checked out rentometer and that definitely helped to give me a better idea on the rent. 

Yeah that makes sense. I know the kitchen will be something I am going to be focusing on. The bathrooms are in pretty good shape, but I will still look into ways to upgrade without breaking the budget. I appreciate your input!

Thanks @Matt Dingus! Been wanting to take that first step for a year or 2 now but have been nervous about getting started!! The house is located in Bethel Park, right on the border of South Park. My goal for my first deal would be to keep it as a rental property as that is the direction I want to head in real estate investing, but I’m not sure if the numbers make sense to do it as a rental. Yep, I’m excited to get some experience and learn from some mistakes on the way.

Thanks @Cole Simpson. I’ll be sure to take a look at those videos. Still in the process of doing some research before making the decision of what I would like to do(flip or long term rental), but your advice will help guide me where to focus! I appreciate it.

Thanks @Scott E. for the advice. I went back and looked at previous houses sold in that area and that gave me a better idea at least if I went with a flip.

Hi all, 

I am just getting interested into real estate and have been reading books/listening to many bigger pocket podcasts. My Aunt is getting ready to sell her house and I have talked to her about buying it from her to get me started in real estate. It is 3 bds 2 ba single family home and in a good location. I believe the structure is in good condition but could use some rehab to make it more modern. I cannot really find similar homes in the area to help determine what I could get for rent or for a flip. I will be talking to a property management company sometime next week to see if they could assist in that aspect, but any other suggestions on how to have confidence in my numbers? 

Also, any suggestions on what to focus on rehabbing to increase the rental price vs rehab price?
