@Aaron McGinnis what part of this process adds the most time?

how long do you usually wait for plans to be drawn up and completed?

@Brett Peters @Lynnette E. One thing I was told, which I have never heard of, that when the closing date says "On or About - DATE", that gives them the ability to push beyond the date with no penalty? 

@Javier D. nothing crazy like that. I bought the property on a fire sale and have a partnership with my GC. Our area brings high dollar amounts - 310k for the purchase and 565k sale.

@Kirk R. Sure, However that link is someones opinion and experience it doesn't mean it happens every single time. Let's say someone wanders off the street into an open house with no agent - decides to use the listing agent as their agent for the purchase. However, again you seem to be missing the point of the thread. 

@Kirk R. The moral of this story is its not good times and the process isn't being followed. If someone wants to take longer, or as the double agent you are not handling your side of the deal - why be paid the full amount? It's almost like you paying for someone to cut your lawn, they cut half, and plan on coming back when they feel like it but expect to be paid in full. 

Sure i agree with all of that @Doug Crenshaw. Let me ask you another way - If you were the double agent and your buyer was dragging their feet and not hitting the deadlines - do you think the full commission is still warranted?
